Welcome to our November 2021 South Metro Denver Luxury Real Estate Market Report!

The inventory has continued to dwindle as we approach the end of the year. We are still seeing pent-up buyer demand across the board as listings that we have put on this month have gone under contract very quickly. 

November saw the second-lowest month of active inventory on record (March 2021 has the record).  Supply was down 74.2% compared to 2019 and  Arapahoe County has the lowest month’s supply of inventory at 0.29 months.
A quarter of the inventory sits in the $600k – $799k price range and above $800k we are seeing even less.

The market remains very active with buyers and we are still seeing multiple offers on properties.  Detached single-family homes sold for an average of $95,586 more this November than November 2020. • So, how is the market compared to 2020? Year-to-date sold units are up 4.6% year-over-year. In November we had 5,005 sold units • 4,479 pending listings • 3,647 new listings.
