September 2021 Luxury Real Estate Market Report

Welcome to fall in Colorado!  We are officially seeing leaves changing colors, crisp air hitting our faces, and warmer clothes coming out of closets.  That is not the only seasonal change we are seeing here in Colorado though, we are also beginning to see sold, pending, and active listings stabilizing. This month’s Luxury Real Estate Market Report for South Metro Denver tells us that despite the continued shortage of inventory, it is increasing slowly and is up 10.86% through September. The market demand is cooling slightly with days in the MLS up 18% month over month to 14 days.  The average closed price is up .77% from the prior month and up 15.11% from the prior year.

Though we appear to have peaked in June this year in terms of sold units, we are still seeing high sales volume when looking back and comparing to 2019 (as a reference for our last “normal/standard” year) and it appears that the normalizing of our current market is aided by seasonal factors.
